We are seeking a dynamic, high-calibre Operations Director / Operations Manager to lead and elevate the operational excellence of our fast-growing premium residential and alternative accommodation portfolio in Hong Kong. This role is a strategic blend of hospitality-grade service delivery, community building, and commercial asset management.
(Candidates with less experience will be considered for the Operations Manager title).
Key Responsibilities:
Strategic Leadership & Asset Growth
- Define and execute the localized operational strategy for the premium residential/accommodation portfolio in Hong Kong.
- Establish, monitor, and drive robust KPIs across occupancy rates, resident satisfaction, revenue optimization, and cost control.
- Spearhead the comprehensive pre-opening, launch, and ramp-up phases for upcoming asset expansion projects.
- Develop scalable operational frameworks, policies, and systems to support rapid portfolio growth.
Daily Operations & Service Excellence
- Oversee all facets of day-to-day property management, including Front Desk, Housekeeping, Facility Maintenance, Security, and Resident Services.
- Implement and enforce hospitality-grade service standards tailored to a vibrant, modern communal living experience.
- Manage strategic relationships with external vendors, contractors, and third-party service providers.
- Ensure full compliance with all local statutory regulations, building codes, and health & safety requirements.
Resident Experience & Community Engagement
- Champion a "customer-first" culture to ensure an exceptional and secure living experience for all residents.
- Design, budget, and implement innovative community engagement programmes, networking events, and lifestyle activities.
- Leverage digital solutions and smart-property technology to enhance communication and service delivery.
Financial Control & Team Leadership
- Develop and manage operational budgets with full P&L accountability to maximize net operating income (NOI).
- Identify innovative ancillary revenue streams and strategic corporate partnerships.
- Recruit, lead, and inspire a high-performing on-site operations team, fostering a culture of accountability and continuous upskilling.
Job Requirements:
- Education: Bachelor’s degree in Hospitality Management, Hotel School, Real Estate, Business Administration, or a related discipline.
- Industry Track Record: Proven managerial experience in Hospitality, Co-living, Serviced Apartments, Boutique Hotels, or modern high-density residential platforms.
- Portfolio Management: Solid experience in managing multi-site portfolios or large-scale, high-velocity residential/hospitality assets.
- Project Launch: Direct, hands-on exposure to pre-opening processes, site handovers, and new project launches is highly desirable.
- Commercial Acumen: Strong business acumen with practical experience in budget formulation and P&L management.
- Language Proficiency: Fluency in English and Chinese (both Cantonese and Putonghua) is required.
